Subletting or use for commercial purposes<br \/>(events, parties, productions) is not permitted unless explicitly agreed in writing.<\/p><h3>4) BOOKING PROCESS AND CONCLUSION OF CONTRACT<\/h3><p><strong>4.1 Inquiry<\/strong><br \/>A booking can be requested via contact form or email. A request is not a binding acceptance by the Provider.<\/p><p><strong>4.2 Confirmation<\/strong><br \/>A rental contract is concluded only when the Provider confirms the booking in writing (email is sufficient) and the Guest accepts the confirmation.<\/p><p><strong>4.3 Booking details<\/strong><br \/>The written confirmation will specify at least:<\/p><ul><li>Accommodation name<\/li><li>Arrival and departure dates<\/li><li>Number of guests<\/li><li>Total price and included services<\/li><li>Cleaning fee (if applicable)<\/li><li>Payment schedule<\/li><li>Any security deposit and local\/tourist tax (if applicable)<\/li><\/ul><h3>5) PRICES, INCLUDED SERVICES<\/h3><p><strong>5.1 Prices<\/strong><br \/>Prices are as stated on the website and\/or in the written booking confirmation. If there is a difference, the written booking confirmation prevails.<\/p><p><strong>5.2 Included services<\/strong><br \/>Unless stated otherwise, the price covers the agreed rental period and standard utilities (water\/electricity) for normal household use.<\/p><p><strong>5.3 Additional charges<\/strong><br \/>The following may be charged where applicable and as stated in the booking confirmation:<\/p><ul><li>Final cleaning<\/li><li>Local\/tourist tax<\/li><li>Security deposit (Section 13)<\/li><li>Extra services (e.g., extra cleaning, extra linen, late check-in, pets)<\/li><\/ul><h3>6) PAYMENT TERMS<\/h3><p>Unless agreed otherwise in writing, the following payment terms apply:<\/p><ul><li>30% deposit by bank transfer to confirm the reservation<\/li><li>70% balance by bank transfer no later than 15 days before arrival<\/li><\/ul><p><strong>Non-payment<\/strong><br \/>If the deposit or balance is not paid on time, the Provider may cancel the reservation and re-let the Accommodation.<br \/>Cancellation charges may apply according to Section 9.<\/p><h3>7) ARRIVAL, CHECK-IN, CHECK-OUT, KEYS<\/h3><p><strong>Check-in:<\/strong> from 15:00 (3:00 pm)<br \/><strong>Check-out:<\/strong> by 10:00 (10:00 am)<\/p><p><strong>Keys and access<\/strong><br \/>The Guest must follow the check-in instructions provided. Keys (or access codes) must be returned at check-out. Lost keys may be charged.<\/p><p><strong>Late arrival \/ early departure<\/strong><br \/>Late arrivals must be communicated as early as possible. No refund is due for early departure.<\/p><h3>8) OCCUPANCY, VISITORS, HOUSE RULES<\/h3><p><strong>8.1 Maximum occupancy<\/strong><br \/>Only the number of guests stated in the booking confirmation may stay overnight. Exceeding occupancy can lead to immediate termination of the stay without refund.<\/p><p><strong>8.2 Visitors<\/strong><br \/>Day visitors are allowed only if they do not disturb neighbors and do not exceed reasonable limits. Events\/parties require prior written approval.<\/p><p><strong>8.3 Quiet hours and respect<\/strong><br \/>The Guest must behave respectfully, comply with local regulations, and avoid excessive noise, especially at night.<\/p><p><strong>8.4 Smoking<\/strong><br \/>Smoking is not permitted inside the Accommodation unless explicitly stated otherwise.<\/p><p><strong>8.5 Pets (on request)<\/strong><br \/>Pets are allowed on request only and must be approved in writing by the Provider before arrival. Additional rules and\/or fees may apply and will be stated in the booking confirmation.<\/p><h3>9) CANCELLATION BY THE GUEST (WITHDRAWAL)<\/h3><p>Cancellations must be made in writing (email is sufficient). The date we receive your cancellation message (local time at the Provider&#8217;s location) is decisive.<\/p><p><strong>Cancellation charges (unless the booking confirmation states otherwise):<\/strong><\/p><ul><li>Cancellation received 60 or more days before arrival: 0% (full refund of amounts paid)<\/li><li>Cancellation received 59 to 16 days before arrival: 50% of the total booking price<\/li><li>Cancellation received 15 to 0 days before arrival, or no-show: 100% of the total booking price<\/li><\/ul><p>If the Accommodation is re-let for the same period, the Provider may, at its discretion, refund amounts recovered, minus reasonable costs and any price difference.<\/p><h3>10) CHANGES BY THE GUEST<\/h3><p>Date changes, name changes, and other modifications require written agreement and may be subject to availability and an administrative fee.<\/p><h3>11) CANCELLATION \/ TERMINATION BY THE PROVIDER<\/h3><p>The Provider may cancel the booking if payment deadlines are not met, the Guest violates essential rules (e.g., unauthorized parties, excessive occupancy, serious disturbance),<br \/>or the Guest provides incorrect information relevant to the booking.<\/p><p>In case of justified termination due to Guest breach, no refund is due and the Guest may be liable for damages.<\/p><h3>12) CLEANING FEES AND END-OF-STAY CONDITION<\/h3><p>Final cleaning fees are stated on the website and\/or in the booking confirmation and may differ by Accommodation.<\/p><p>The Guest must leave the Accommodation in an orderly condition. Excessive soiling, trash left behind, or cleaning beyond normal use may be charged.<\/p><h3>13) SECURITY DEPOSIT AND DAMAGES<\/h3><p><strong>13.1 Optional security deposit<\/strong><br \/>The Provider may require an optional security deposit of EUR 300. If a deposit is required, this will be stated in the booking confirmation (due date, payment method, and return rules).<\/p><p><strong>13.2 Damages<\/strong><br \/>The Guest is responsible for damage caused by the Guest or accompanying persons, including lost items, broken inventory, and improper use. Damages must be reported immediately.<\/p><h3>14) DEFECTS, COMPLAINTS, AND REMEDIES<\/h3><p>If the Guest notices defects (e.g., technical issues), the Guest must inform the Provider immediately to allow a remedy.<br \/>Claims for refunds or reductions require that the Provider was given a reasonable opportunity to fix the issue, unless this is impossible.<\/p><h3>15) LIABILITY<\/h3><p><strong>Provider liability<\/strong><br \/>The Provider is liable for intent and gross negligence. For slight negligence, the Provider is liable only for breach of essential contractual obligations and limited to foreseeable typical damages,<br \/>unless mandatory consumer laws provide otherwise.<\/p><p><strong>Guest liability<\/strong><br \/>The Guest is responsible for personal belongings and must take reasonable care. The Provider is not liable for loss or damage to valuables unless caused by the Provider&#8217;s fault.<\/p><h3>16) FORCE MAJEURE<\/h3><p>If performance is prevented due to events beyond reasonable control (e.g., natural disasters, government restrictions, major utility outages), both parties may be released from their obligations<br \/>for the duration of the event. Payments will be handled fairly based on the specific situation and mandatory law.<\/p><h3>17) DATA PROTECTION<\/h3><p>Personal data provided during inquiries and bookings is processed to handle the reservation and communication. Details are described in the Privacy Policy on the website.<\/p><h3>18) GOVERNING LAW AND JURISDICTION<\/h3><p>These Terms are governed by Italian law, excluding conflict-of-law rules, unless mandatory consumer protection laws of the Guest&#8217;s country of residence apply.<br \/>If the Guest is a consumer, statutory rules on jurisdiction apply. If the Guest is a business, the place of jurisdiction is Imperia (IM), Italy.<\/p><h3>19) SEVERABILITY<\/h3><p>If any provision of these Terms is invalid or unenforceable, the remaining provisions remain effective.
